Is Directors cut rare?

I just managed to nab a near cheap copy of Directors cut (very good condition) for about £12.00. Anyway, is Directors cut a rare release? As its currently going for £45 under the 'collectables' tag. Ive never seen it in any second hand Game shop, even Ebay hardly ever has it on its listings.

I'm not sure, I started out on the Director's Cut so, for me, the original version seems to be a bit more rare... There's a very good possibility that I'm totally and completely a hundred percent wrong, though.
